Revelop seeking builder for $180m Sydney project.

The Box Hill development is slated to span 14,000 sq m over two levels.

What Revelop is looking for a builder for its $180m Box Hill mixed-used
development.

Why Development approval was granted for the site four months ago.

What next The mixed-used development is expected to be completed
by 2027.

Sydney-based property developer Revelop is on the hunt for a construction
partner to build its $180m shopping centre development in Box Hill in the city’s
fast-growing northwest corridor, Green Street News can reveal.

The search comes after development approval was granted for the 22,000 sq m
site four months ago.

The shopping centre will have a total net lettable area of 14,000 sq m over two
levels and will be dual-anchored by a full-line Woolworths Supermarkets and
Dan Murphy’s. It will also have 40 specialty retailers and restaurants, a largeformat
medical precinct and onsite childcare facilities for 138 children.

Headed by directors Anthony El-Hazouri and Charbel Hazzouri, Revelop has
been actively scooping up retail properties and repositioning them.

“We’re looking to find a construction partner for our Box Hill project pretty soon,”
said Hazzouri.

“This project, which will have an end value of $180m upon completion, will be a
key milestone in our expansion strategy and is expected to deliver significant
community and commercial benefits.”

Hazzouri said construction is expected to start in the first quarter of next year,
with completion by mid- to late 2027.

Revelop has one of the fastest-growing commercial property portfolios in the
country. This year alone it bought Lake Macquarie Square in regional NSW for
$122m and Greystanes Shopping Centre in Sydney for $76m.

Hazzouri said the firm would consider the newly listed, IP Generation-owned
Imperial Centre, if the price is right.

“Our interest would be heavily dependent on pricing, as the centre would
require substantial capital expenditure to reposition and bring it up to modern
retail standards,” he said.

“If acquired at the right value, and with a clear path to repositioning, it could
become a strong addition to our portfolio.”

A competing Coles-anchored centre expected to open within the Gosford CBD
also could significantly impact Imperial’s long-term performance if it were not
properly upgraded, he said.
